DIN-Standard Calculation Rules

Learn the rules used by the DIN-Standards to calculate area and subareas.

The DIN Standard calculates areas by DIN 277 or WoflV/II.BV.

Unfinished Area (UA)

The unfinished area:

• The whole inner area of the room.
• Does not take reductions into account.
• Does not take calculation factors into account.

Net Room Area (NRA)

The calculation of net room areas according to DIN 277 is often used for planning public buildings, industrial objects or medical facilities. The net room area:

• The inner area of the room.
• Takes reductions into account.
• Does not take calculation factors into account.
• Areas above and below 1.50 m height are summarized separately.

All rooms are summarized by levels and listed separately by room enclosures. According to DIN 277 edition 2016:

• Regular case (R): Covered and enclosed in full height from all sides.
• Special case (S): All others.

In comparison, DIN 277 edition 2005 and earlier:

• Sector A: Covered and enclosed in full height from all sides.
• Sector B: Covered, but not enclosed in full height from all sides.
• Sector C: Not covered.

The total area is shown in the room tag.

When exporting to Excel, Areabook differentiates between areas below and above 1.50 m height and the sector of these areas.

Living Area (LA)

The calculation of living areas by WoflV/II.BV is exclusively used for planning residential buildings. The living area:

• The inner area of the room.
• Takes reductions into account.
• Takes calculation factors into account.

In the calculation of net room areas according to DIN 277, the reduction can be applied globally with 3% per room.

Subtraction areas such as chimneys, buttresses, and columns that under 0.10 m² are not considered. Window and wall niches up to 0.13 m depth are not calculated.

For rooms and subareas under roofs with a small clear height, the following calculation factors are commonly applied:

• Areas below 1 m height: 0%.
• Areas between 1 m and 2 m height: 50%
• Balconies, terraces, winter gardens 50%.

Floor Area

The following floor areas are listed separately by room enclosure and summarized by levels. These area statistics are typically created for efficiency audits.

• Gross Floor Area (GFA)
• Construction Floor Area (CFA)
• Net Room Area (NRA)

The floor area calculation is performed based on the rules defined by DIN 277.
